How to Create Your Fynanc NotebookLM

What Is NotebookLM?

Google NotebookLM is a free AI tool that reads your documents and lets you ask questions about them. Unlike ChatGPT or Gemini, it only answers from YOUR uploaded documents — no made-up information, no hallucination. Think of it as a personal tutor that has read all your Fynanc training material.

Why this matters: You can ask "How does the first LOC flip work?" and it will answer using George Antone's actual words from the training, with citations back to the exact lesson.

Setup Instructions

1 Open NotebookLM

Go to notebooklm.google.com

Sign in with Joseph@ThePropertyJoesGroup.com

Important: Make sure you're signed into your TPJG Google account, not your personal Gmail. The PRE- documents live in your Joseph@TPJG Drive.
2 Create a New Notebook

Click the "New Notebook" button (or the + Create button)

It will ask you to add sources right away — that's Step 3 below.

3 Add Your PRE- Sources (One at a Time)

When it asks for sources, click "Google Drive"

In the search box, type PRE- Fynanc and it will show all your prepared documents.

Add each one. Here are all 12 PRE- documents in your Drive:

Tip: You can search "PRE- Fynanc" in the Drive picker and all 12 will show up. Add them one at a time — just click each one and hit Add.
4 Name Your Notebook

Click the notebook title at the top (it says "Untitled notebook") and rename it to:

Fynanc Academy — Year 1 IRIS

5 Start Asking Questions

Once your sources are loaded, the chat box at the bottom is ready. Try these:

"What is the IRIS machine and how does it work?"
"Explain the Capital Amplifier concept in simple terms"
"What are the steps for the first LOC flip?"
"Summarize the PLEX margin strategy"
"What is Family Banking and why does George recommend it?"
"How do the 6 tiers of FLOW training build on each other?"
"What income sources should I set up first?"

Every answer will cite the exact PRE- document it pulled from, so you can verify.

6 Generate an Audio Overview (Optional but Great)

Click "Audio Overview" in the top-right area of your notebook.

NotebookLM will generate a podcast-style conversation about your Fynanc content — two AI hosts discussing the material like a radio show.

Perfect for driving: Listen to a 10-15 minute AI-generated podcast that summarizes your entire Fynanc training while you're on the road between showings.

What's Next?

Once you've built this Fynanc notebook, there's also a PLEX Source Library with 6 more NotebookLM-ready documents. You can create a second notebook for PLEX-specific deep dives. Those docs are already in your Drive with "PRE-" prefix as well (search for "PRE- PLEX" or find them in the PLEX folder).

If you want Tether to create more PRE- documents from any of your other training (Buffini, LuxTravelHacks, David Bayer, etc.), just say the word.
