Signed listing agreement granting exclusive right to market the property for lease. Defines commission, term, and landlord obligations.
KWMEM Seller/Landlord Disclosures KW REQUIRED
Keller Williams Memorial internal disclosure form. Landlord completes property condition and material facts disclosure.
MLS Printout HAR REQUIRED
Print MLS listing detail sheet showing all entered data. File for compliance records and landlord confirmation of accuracy.
TXR 2015 -- Flood Disclosure Notice TXR REQUIRED
Mandatory flood disclosure. Landlord must disclose known flooding history, flood zone status, and whether property has flooded previously.

TXR 2226 -- Notice Regarding Assistance Animals TXR REQUIRED

Required for properties built before 1978. Federal requirement -- landlord must disclose known lead-based paint hazards and provide EPA pamphlet.

TXR 2001 -- Residential Lease TXR REQUIRED
Standard Texas residential lease agreement. Primary contract document between landlord and tenant. All terms, rent, deposit, and obligations.
TXR 2015 -- Flood Disclosure Notice TXR REQUIRED
Must also accompany the executed lease. Tenant must receive flood disclosure as part of the lease package.
TXR 2002 -- Agreement Between Brokers TXR REQUIRED
Executed agreement between listing broker and tenant's broker. Confirms commission terms and cooperation for the lease transaction.
Model Tenant Selection Criteria KW REQUIRED
Must be provided to applicant/tenant. Documents the screening standards applied to the tenant's application.
W-9 from Tenant Agent TXR REQUIRED
Tax identification form from the cooperating tenant's agent/broker. Required for commission payment processing.

Required if tenant has pets or animals (excluding assistance animals). Defines pet deposit, restrictions, and tenant obligations for animal care.
TXR 1409 -- Intermediary Relationship Notice TXR IF APPLICABLE
Required when same brokerage represents both landlord and tenant. Discloses intermediary status and limitations on representation.
